pledgeability (ekonomia) - help!

Błagam, pomóżcie -  nie jestem tłumaczem, ale siedzę nad tekstem naukowym,  
dla któego zrozumienia niezbędne mi jest sensowne wyjaśnienie/przełożenie  
słowa pledgeability. W takim sensie:
"With more abundant and cheaper funding, entrepreneurs have an incentive  
to invest in projects with higher pledgeability but lower productivity,  
reducing their demand for skilled labour. Conversely, entrepreneurs who  
hire skilled workers invest in high return/low pledgeability projects."

to nie moja działka (kiedyś obiecałem na egzaminie nie parać się 
ekonomią ;-)), ale pledgeability to zdolność oddawania pod zastaw, czy 
zdolność hipoteczna. Nie znam polskiego terminu, ale jak jesteś po 
fachu, to sobie dośpiewasz.

Dzięki stukrotne! Trochę mi to pasuje, bo co nieco jest o budowlance,  
chociaż nie sądziłem, że całość dotyczy tak wąskiego wycinka rynku.
