 Nie załadujesz tyle do DS. Co najwyżej b800.

 Jeśli mamy tryb rzeczywisty, to adres = segment*16+offset = b800*16+0
= b8000, a nie b8000000.
 Po drugie, może DS nieustawiony przed pierwszym MOV?
